In 2012, Kinship partnered with Pearlmark and Madison Marquette to acquire 300 Grant Avenue, a well-located retail building in San Francisco's Union Square submarket. The property was fully-leased to a variety of retail tenants at acquisition, while entitlements had been obtained for a 10-story development containing two levels of below-grade parking, 45 residential condominium units and 16,000 square feet of ground and second-floor retail space. As the San Francisco retail market strengthened, the value of the entitlements increased as well. Ultimately the joint venture elected to capture the full value of the property's optionality and sold the asset in 2014.
